Hi, I want to upgrade to Pro-Q3, but my Personal upgrade offer is only with educational discount. I'm not a student any more, so what do I do to upgrade?

You can just upgrade to Pro-Q 3 via your personal upgrade offer. You'll no longer get the educational discount, but you do get 50% upgrade discount because you already own Pro-Q 2.
